

Masterplan completed in 2001 including the co-location of Bethlehem Hospital
The Caulfield General Medical Centre (CGMC) occupies a large 11 hectare site, zoned for Public Use in Kooyong Road Caulfield. CGMC, now part of Bayside Health, provides a range of speciality services to the local community in the areas of Community Services, Rehabilitation, Aged Care, Residential Care and Aged Psychiatry. In addition, the Medical Centre has a statewide role in the provision of rehabilitation services to people throughout Victoria.
Also proposed to be relocated to the CGMC site is the Bethlehem Hospital operated by the Sisters of the Little Company of Mary. This hospital provides palliative care and neurology services from a separate hospital site further along Kooyong Road. The existing buildings are in need of major upgrade and because of a poor layout the existing buildings would be difficult to be upgraded to a modern efficient facility.
The plan is to close this hospital and consolidate these services on the CGMC site with an option of the neurology services to be relocated instead to Monash Medical Centre. To undertake the masterplan an existing conditions assessment was prepared for the site. This included an aerial photograph survey to accurately position all buildings and establish floor levels and building heights, preparation of base plans for the entire site with existing department allocations and an audit of all existing buildings with respect to building condition (envelope and internal fabric), functional adaptability and suitability and building services.
A series of redevelopment options were developed for the site. The final option ‘Option 6’ is the recommended option. This was developed based on comments from the Value Management Workshop. Recurrent cost savings per bed would be achieved in the redevelopment because of the removal of inefficiencies cause by large trip distances and disjointed departments in the existing complex and reduction in areas of outdated large kitchens, and extensive corridor systems. For CGMC existing gross building area of 45,446 sq metres would be reduced to 36,875 sq metres of new and refurbished efficient buildings despite an increase in bed numbers.
