Retail/Residential development in Drummoyne, Sydney
Consistent with the urban vision for Drummoyne, this project at 50 Lyons Road makes a contemporary response to the urban design context of the site.
Comprising ground floor retail, three floors of one and two bedroom apartments and double-storey penthouse apartments, the development is an L-shaped building that addresses Marlborough Street and Lyons Road frontages, maximizing the retail street-edge, and enclosing a large open space to the north of the site.
Although the form of the building is perceived as whole, circulation routes to the apartments split the building into two separated apartment wings. Circulation spines along the Lyons Road frontage service the apartments above, creating distinct, secure entrance lobbies for each building wing. This dual core system increases resident security and privacy by limiting the number of people with access into each building wing and minimising the distance of internal access corridors.
Wall areas are a mixture of metal cladding and rendered masonry to reduce the impact of the bulk of the form and suggest lightness. An expressed canopy over the footpath defines the retail street edge. Solid, coloured infill panels interspersed within the aluminium framed glazing system add to the external expression and improve thermal insulation. The balcony balustrades are a combination of solid rendered panels and translucent tinted glass to minimise reflection and increase visual privacy.
