Gwynvill Trading hold a property at 30-52 Delhi Rd North Ryde which is approximately 6,145 m2 in site area. The site falls steeply from Delhi Rd towards the bushland valley to the rear boundary of the site. At the rear there is a right of carriageway. Existing improvements on the site are limited to 3 single storey buildings presently used as storage facilities (an existing site survey is included at Annexure A).

The site is located near to the Riverside Corporate Park within North Ryde which has been the direct beneficiary of strong growth within the High Tech sector. The zoning was originally established to provide a business location for high tech industries with focus on research and development. As such any proposed project would be expected to provide ancillary or complementary services to this industry sector.

The building has been designed to run, generally, perpendicular to Delhi Road to provide views into the National. The mass of the building is articulated by stair recesses that reduces the apparent mass to Delhi Road and hence will reduce the visual impact of the development. This will be further enhanced by the use of different materials which will create the impression of three different buildings. The building also steps down the slope to also reduce the mass. Site coverage is less than 35%. Plant Areas will be designed to have minimum impact.

The office will have a combination of curtain walling and strip windows consistent with the orientation of each façade, with the opportunity for balconies being maximised. Simple construction on the façade should minimise the level of articulation and utilise standard or easily available glazing elements which project upwards from an 800mm spandrel. Specific elements might be enhanced through incorporation of natural textures and materials. Variety may be sought through appropriate colour selection of wall finishes. Materials and colours will be subtle, with combinations of masonry and render forming the bulk of the buildings. A stone veneer is proposed as accent panels. Glazing systems will be investigated and selected for their thermal performance and shaded extensively by external louvers. Primary north facing elevations will be utilised for solar gain while south and west elevations will be more masonry in nature with limited glazing.

The Delhi Road Commercial Centre will seek to maximise its unique and natural characteristics in terms of street exposure and bushland setting to offer an office environment that is both functional and simple.
